What would you expect to get paid for lease of land for a cell phone tower?

cell phone cash
jeanbean asked:

We have been approached by T Mobile asking if we would be interested in allowing them to lease a bit of our 16 acres in the middle of Missouri for a tower. I have no idea what the going rate for this would be. Any clue, anybody??!! A little extra cash would be cool!

Well how many people live in this area? How much would it benefit T-mobile to have that tower? How much area of an Acre would they use? Where would they like to place in?

If it impact is big then think of a number but be reasonalble. Then let them give you an offer without you saying any number and then give them a number between yours and theres and then come to an agreement.

I’d say any extra cash is nice especially if you don’t mind it being there.

maybe whatever their willing to pay. How rural is the plot, is electricity nearby. is it easy to get to, are they going to build a road? Your probably are in a better position to bargain if you have the best spot in a high populated area, with good road and electricity access and a tall hill that commands over the immediate area. But if your land is the same as your neighbors a half mile away, they might be playing you against your neighbors for peanuts.

at least you know you’ll have good t-mobile reception.
